The Electricity at Work Regulations 1989 places a "duty of care" on employers and landlords to maintain electrical systems to prevent danger where it may otherwise exist.

All electrical installations deteriorate with age, use and the wiring regulations are updated, installations should be inspected and tested at regular intervals to check whether they are in a satisfactory condition for continued use.
